Frequently Asked Questions

Home staging is the process of preparing your property to appeal to the widest pool of qualified buyers. In a competitive market like Orange County, presentation isn’t optional—it’s a key driver of perceived value. A well-staged home stands out online, attracts more showings, and creates an emotional connection that can translate into stronger offers.
-
We keep the process streamlined and stress-free:
Consultation: We walk the property and align on goals, timeline, and budget
Custom Plan: You receive a tailored staging proposal based on your home and target buyer
Preparation: Guidance on decluttering, cleaning, and any light improvements
Installation: Full transformation using furniture, décor, and layout optimization
Photo-Ready Finish: Your home is styled to shine for listing photos and showings
De-staging: We remove everything once the home is sold or no longer needed
-
We prioritize the spaces that have the biggest impact on buyers:
Living room
Kitchen/dining area
Primary bedroom
Depending on the property and budget, we can expand staging to additional bedrooms, offices, outdoor spaces, or full-home installations to maximize overall appeal.
-
All three. We stage completely vacant properties, we do partial staging alongside furniture that’s already there, and we work in occupied homes where the owners are still living day to day.
-
Orange County, with most of our work in south Orange County.
-
Every staging decision is intentional. We design based on the likely buyer profile for your home—whether that’s a young professional, growing family, or luxury buyer common in Orange County.
Our approach includes:
Clean, neutral design that photographs well
Strategic layouts that highlight space and flow
Subtle lifestyle elements that help buyers envision living there
Enhancing natural light and key architectural features
-
Staged homes tend to photograph better, attract more interest, and create stronger first impressions—both online and in person.
In a market like Orange County, where buyers are comparing multiple listings quickly, staging can be the difference between sitting on the market and generating competitive offers.
-
The walk-through and the written quote are free. For a completely vacant home, pricing is based on square footage, and the final number moves with the number of rooms, the layout, access — how many stair landings, how far it is from parking to the front door — and how far the furniture has to travel from our storage. Partial and occupied stagings are quoted differently, since we’re working with what’s already in the home.
-
Our standard contract term is two months, unless we agree otherwise in writing.
-
About a week’s notice is ideal. We can sometimes accommodate urgent installs, so it’s worth asking even when the timeline is tight.
-
If no other arrangement is made, the term extends automatically at 10% of the original price per week.
